For Church Design Committees who wish to retain maximum control over how and when their construction dollars are spent, The Church Architect offers you our Church Managed Construction Program.

Our Church Managed Construction Program is a "pay-as-you-go" program where we assist you in setting up and managing your design program throughout the duration of the construction period. We have successfully conducted this program on several church design projects in North Carolina and South Carolina.

 The hallmarks of our Church Managed Construction Program center around:

  • Allowing you to freely make and execute decisions concerning cost and selection of materials throughout your church's construction period.

  • Eliminating the fear of mechanic liens because you pay all the construction bills directly.

  • Your knowing exactly where all your monies are spent.

  • Ensuring you receive the church design you expect without any hidden surprises!

This Program is not for everyone.  In a nutshell, the Church acts as its own General Contractor awarding and directly paying for all Labor, Materials, and Systems installed in the Project.  The Church has, at all time, complete control over the construction funds.  The chance for Liens, Cost Over-Runs, and lingering Disputes is therefore virtually non-existent.  The reward is that the Church can realize an overall Project cost reduction in the range of 20% to 25%!

Naturally, Financial Reward implies risk and careful management.  Like a three-legged stool, the eventual success of the Project relies on three interdependent support mechanisms.  The first leg is the Church must have competent construction expertise and consultation.  The Church Architect can help with this leg.  The second leg requires the Church to set up a full-time Construction Clerk of the Works and Cost Accounting Administration.  The success of this department is largely dependent on Construction Scheduling and cost accounting computer programs readily available for this purpose.  The third leg is that the Church must have substantial Construction Funds already deposited and readily available for discretionary expenditure.  The Church must be able to span between Construction draws and be able to purchase items when discounts present themselves.

To reiterate, the Church Managed Construction Program is not for everyone.  Itís complicated and risky; but the rewards are worth considering. If you're interested in this program...the Church Architect can help!
